ALTA/NSPS land title surveys
The 2026 ALTA/NSPS Minimum Standard Detail Requirements took effect February 23, 2026 and replace all earlier versions (copy published by the Oklahoma board).
What it is
An ALTA/NSPS Land Title Survey exists because title insurers need survey facts to insure title without the usual survey exceptions; it is a joint standard of ALTA and NSPS.
A complete ALTA/NSPS survey has the fieldwork, a plat or map, any Table A items the client asked for, and the surveyor's certification.
The client's request must say a 2026 ALTA/NSPS Land Title Survey is required and list any optional Table A items wanted.
Table A lists optional extras; the wording and fee of selected items can be negotiated between surveyor and client.
Table A options include the flood zone classification from FEMA flood maps and the gross land area, among others.
The Oklahoma board notes the ALTA/NSPS standards are used in addition to the state's own minimum standards.
